Comfort and privacy all within minutes of Livingston, Chico Hot Springs, and Yellowstone National Park

Suzanne's River House dates back over 100 years and has been in the same family for 3 generations. The house sets far back from the road and other houses, creating a secluded retreat for guests. The house is situated along the Yellowstone River and near the base of a particularly rugged and beautiful stretch of the Absaroka Mountains. The ranch consists of over 88 acres including horse grazed pastureland and a large mowed lawn area between the house and River.

There is about one quarter mile of private Yellowstone River access which is accessed via a well maintained stairs to river level, 20 feet below the yard. Of course, any approach to the river for any reason is at your own risk. A short distance away is the Loch Leven public fishing access with a boat ramp.

One of the most popular features of this property is the house’s wrap- around covered porch. Along the river you can expect to see bald eagles and osprey fishing and competing for prey. Deer are frequent guests grazing on the lawn and pasture. Other visitors include red fox, rabbits, raccoons and black bears who love the apple trees in the fall! Of course, Montana has a wide variety of migrating and year round birds. Blue herons, sand hill cranes, kestrels and a wide variety of ducks as well as a variety of song birds are commonly in the area.

Over the years the house has undergone additions and upgrades resulting in its current “L” configuration. The house is made up of two wings joined at the main entryway. To the right is the living room, with great mountain views, the master bedroom/bath, the second bedroom and the dining room. The dining room connects the kitchen, laundry room and the third bedroom. The second bath has two doors, one from the second bedroom and the other from the kitchen. The third bedroom is accessed from the secondary entrance.
